1. Finding Foreclosures In Pueblo Co- Zillow
Find a real estate agent on zillow (click link to the left) who specializes in foreclosed properties. You would think that all real estate agents know everything as it pertains to every area of real estate but that is definitely not the case. Find an experienced foreclosure expert.
Your agent will be able to tell you about possible foreclosure property listings on the MLS (if any) this post was written in November 2022, and in the pueblo market there havent been any foreclosure listings in a few years. But if you arent very active it still doesnt hurt to ask an agent what is on the MLS currently.
2. Check Zillow Directly
Now one of the more obvious choices would be to just go to Zillow yourself or download the mobile app. You are able to search out and find “pre foreclosures and “bank owned” houses.
Pre foreclosures are basically people that are at least 90 days behind on thier mortgage and the bank has started the legal process of getting the house back. And Obviously “bank owned” means the house didnt sell at the public auction and the bank had to take it back.
You are also able to find “bank owned” properties (if any) and this is all done for FREE on the website or the app itself. ONCE AGAIN ITS FREE. You will enter your search area and then you will select the button that says “listing type”.
Then when you come up to the listing type you want to select “foreclosures” or “pre foreclosures” in the for sale section. Make sure you select “by owner & other” and not BY AGENT.
3. Newspaper
One of the requirements of a bank or a lender filing foreclosure is that the Notice of sale be published in a local newspaper or local publication. I know for a fact that foreclosure notices are still published in the Pueblo Chieftain on a weekly or bi weekly basis. It usually comes out on the weekends. This is a great way of finding off market properties.
The info that is typically available is the name of the owner, the amount of the loan, the property address and the foreclosure sale date. Now you have a few options with this info.
You can contact the owner directly with a mail piece, or a phone call if you can find it online. Say something like ” im wanting to buy houses in pueblo” and I am looking to buy more, noticed you were in foreclosure (always good to be honest), and was wondering if you were interested in selling.
Now if you do decide to go this route you need to make sure that you have your funding in order via cash, hard money or a bank loan.
4. Pueblo County Foreclosure- Public Trustees Office
This is another “public record” and free way to find foreclosures in pueblo. Visit thier website here and you are able to see all of the information that you would have been able to see in the newspaper just in the online format. You also can get information on the public auction where houses are auctioned off at the public trustee. The sale usually takes place every wednesday.
The only difference is you are actually going to the auction would be you cant have anything other than cash. No bank loans, nothing other than cash. So if you were wanting to use a loan to buy a foreclosure property you will be better off catching the people before the auction date.
5. Online Auction Sites
Online auction sites have become pretty popular to find foreclosure listings. You can view pueblo county auction properties here. Once again even though the auction is online, you still have to pay cash, and you are not allowed to see or walkthrough the property at all before you buy it.
